As a direct private money lender, we have direct access to private investors who will fund hard money loans in Los Angeles, as well as southern California. With today's rapidly changing guidelines, and declining values in real estate, many good borrowers find themselves in a bad situation as sub-prime lending has all but dried-up. The first option is always a conventional lender, as the rates, terms and fees are always less than private money. However, not all borrowers and properties qualify for conventional financing, that is when my private investor pool can assist.
Hard & Private Financing for Residential Properties
Private money residential loans are quite simple, they are based upon the available equity in a property. The maximum loan to value for private and hard money residential loans is 70% If your loan to value is higher than 70%, and if you have additional properties with equity, we can sometimes use the equity in those properties to assist in the property that is short on equity, This is called cross-collateralizing.
